Who
waters the lawns and pays for water and repairs to the system?
The
Association will totally maintain the irrigation system for the
entrance and 29 Mile Road right of way. Individual homeowners
will each have their own irrigation system and controls, and will
pay for the water they use to keep their landscaping healthy and
attractive; however, the Association will pay for spring turn
on, repairs to all irrigation components outside the home, and
annual "blow-out" before winter.

What
is considered to be Common Area lighting? Who makes repairs? Who
will replace fixtures? Who pays for electricity?
The
Association will totally maintain the two entrance pole lights.
Community night lighting will be provided by two photocell operated
coach lights on each homeowner's garage, as well as one rear light
on each house. Each owner must clean these fixtures, replace the
bulbs, and take care of other normal maintenance. Each owner must
also pay for the electricity of their three night lights.

Who
is responsible for broken glass?
The
Master Deed states that any repair or replacement not covered
by insurance or subject to "deductible provisions" are
the responsibility of the homeowner.

Who
obtains the insurance coverage for the home?
The
short answer is that the Association has elected to obtain all
risk hazard insurance on each dwelling and public liability insurance
as well. There is a lengthy description in the by-laws dealing
with insurance which should be reviewed carefully by each owner.
Owners will need to carry insurance for personal property. Owners
may also wish to carry other insurance in addition to these coverage's.
We are glad to review with owners the coverages and method by
which the amounts of coverage are calculated.

Can
I make exterior changes or add improvements to my home?
No
owner shall make significant alterations on the exterior without
expressed written approval of the Association.

I have pets?
Yes,

I store anything outside at the rear of my home?
No.
Storage must be in the garage.
